A new headquarters and retail project is coming to west Houston

A Houston-based real estate firm is expanding its footprint in west Houston, with plans to transform an industrial property into a new headquarters and retail destination. PAGEWOOD announced it has acquired 1440 Brittmoore Road, a 14,000-square-foot building along the Brittmoore Corridor. The site sits directly across a private drive from The Quad, another property owned by the company. The project, called The Outpost at Brittmoore, will serve as PAGEWOOD’s new corporate headquarters while also introducing new retail space designed to support a campus-style environment. PAGEWOOD plans to occupy about 6,000 square feet of the building. The remaining space will be divided and marketed to retail tenants, with a focus on food and beverage or fitness-related businesses. “Adaptive reuse developments have always been a core part of how we invest and create value,” said Paul Coonrod, founder & managing principal of PAGEWOOD. “The Outpost at Brittmoore reflects our commitment by reimagining an industrial property as our headquarters and introducing retail that enhances the surrounding neighborhood and supports the local community along the Brittmoore Corridor.” The redevelopment will include a modernized exterior with expanded glass windows and shared spaces designed to connect tenants and visitors. Plans call for a shared patio attached to the main retail space, as well as a common lobby linking the retail area with PAGEWOOD’s headquarters. The office portion will feature roll-up doors and a private patio to create an indoor-outdoor work environment. The project is being designed by Odom Studios, a Cline Company. Retail leasing is being led by Blue Ox, with an emphasis on experiential and service-oriented businesses. The development also includes plans to activate the private drive between The Outpost and The Quad, aiming to create a more connected and walkable environment across the properties. The 1-acre site offers access to major roadways, including Interstate 10, Beltway 8, and Loop 610, placing it within a key infill area of west Houston.
